What are the overnight parking priorities for residents and their guests?

Residents and their guests that will be parking overnight in the guest parking area must display the green placard furnished to each resident or their vehicle will be towed away. The parking protocol is as follows:

  1. Park in resident's garage;

  2. Park in resident's driveway; and finally if neither 1. or 2. is available

  3. Park in the guest parking area.

If a resident or guest will require overnight parking for an extended period (over one week) the resident should submit a parking variance request. Not following these guidelines may result in the resident's or guest's vehicle being ticketed and/or towed.

What should I do if my cable is cut on landscaping day?

Cables for services run above ground in many places throughout our property. If you experience a disruption in service at your residence while you are home and when the landscape crew is here, please stop a crew member and politely notify them of the disruption. That person will notify the project manager and he will come as quickly as possible that same day to make the repair. Please notify the Board so confirmation of the repair can be confirmed.

If you return to you home on landscaping day and find that your service is disrupted, please email or call the Association's voicemail so a Board member can contact the project manager to arrange for repair. The project manager carries the equipment for repairs on his truck and is usually close by so repairs can be completed fairly quickly.

Disruptions in service not caused by the landscapers should be reported to your carrier. If you cable wires are above ground, call your provider and have them come out and bury them. Loose wires can also be a trip hazard.

I am thinking about selling my home. What do I need to provide the Association?

In the event that you place your unit up for sale, you must notify the Board of Directors in writing of the impending sale. Real estate signs and any other commercial signs cannot be posted in the common area or on any exterior portion of any building or structure in the complex. If any type of sign must be displayed, it must be placed within the unit visible through a window of the unit. A "For Sale" form will be furnished and MUST be completed and returned to the Association to allow the Board to furnish required documentation for closing and/or refinancing.

During the winter, can I use salt on the pavers at my home?

The Association does not "salt" the driveways and walkways during the winter. It is the homeowner's responsibility. If you are going to "salt" your walk/driveways, please purchase calcium chloride only. Other types of salt treatments may have a negative effect on the pavers.

What should I do if I want to relocate my dryer vent or install a deck awning, etc.?

If you are considering installing a deck awning, relocating a dryer vent, or installing a gas backup generator, etc., please remember that you must submit a variance request for the approval to the SBCA Board before beginning the work.

What is the speed limit on our Courts streets?

The speed limit on our courts is 10 MPH. It has been reported that some residents and guests have been exceeding the speed limit. We have several young children residing in our community. Observing the required speed limit will insure their safety. Please slow down and drive safely!

How can I volunteer to help the Association.

We are a volunteer Board and we do need additional volunteers willing to help out from time to time. If you have special interests, talents or you would just like to help, we could use you help. Please send an email to sbcaowners@comcast.net and a Board member will contact you.

What should I do if one of my exterior light bulbs burns out?

Please call the SBCA voicemail to report any burned out light bulbs. Your message will be forwarded to one of our resident volunteers who will replace your bulb(s) as soon as possible. We are using LED bulbs that are under warranty. Please do not change the light bulbs yourself. In order to take advantage of the bulb warranty we must return the bulbs.

How can I find out about what is going on in the Village of Woodridge?

The Village of Woodridge has a weekly email newsletter that it sends out to keep resident informed about what is going on in the Village. If you want to automatically receive this email, go to the Village website at www.vil.woodridge.il.us and click on the "subscribe to electronic newsletter" on the left-hand side of the Village's homepage.

Can I plant flowers by my home?

It is permissible for residents to add plants (no bushes or trees) along their sidewalks in the front of their homes and three feet or less from the back of their units. The Association takes no responsibility for owner's plantings and/or decorations. Although the landscape service tries to be mindful and careful of residents decorations and plantings, accidents do happen. My SBCA mailbox is rusting and in bad shape.  Can I get a new one?

Several residents have used cleaners such as "409" to remove the rust and others have cleaned them then repainted them. It is the Board's position that it is the residents responsibility to maintain or replace the SBCA mailbox. If you believe it necessary to replace the mailbox you may purchase a new one. See section "Inter-Court Mailboxes" in the Rules and Regulations Manual for more information on replacement mailboxes.

Problem opening your USPS mailbox?

If a resident is unable to unlock their USPS mailbox try squirting some WD 40 into the keyhole, waiting about 10 minutes then trying to opening it again.  If that doesn't work, believe it or not the post office will come out and fix it for you.  So if the shot of WD40 doesn't work, call the post office at (630) 515-9070 and request that they take care of it for you.

If your lock is broken, you may purchase a replacement lock at the Woodridge Post Office. The procedure is to go to the US Post Office to inform them that your lock is broken, pay for the replacement lock and give them your address and box number.

The Association has no responsibility for the maintenance or repair of the US Postal Services mailboxes located in the common areas of each court.

What are we doing about all the Box Elder and Faux Lady Bug Bugs.  Can we spray the complex?
 

We have investigated this problem in past years and determined that spraying will do little to no good in that we are next to a golf course and a forest preserve.. What we kill will just fly in again tomorrow.
 
Also the two bugs concerned do little to no harm to plants or people.  They are merely annoying.

So once again this year, the Board will commiserate but take no action.
